INPUT WORKSHEET CHANGES:

 

The RSC Board of Directors formed an Input Worksheet Task Force to review the forms for all eight listing categories in the PPMLS Tempo system, and to make recommendations to update the forms to reflect how business is conducted today.

 

  • RSC Input Worksheet Task Force met from November 2004, March 2005.
  • The recommendations were reviewed and approved by the RSC.
  • Recommendations were posted on the PPAR website for member review and feedback in September 2005.
  • The recommended changes are tentatively scheduled for implementation in the April 25, 2006 publish.
  • Revised input worksheets will be available prior to the April 25 publish.  Worksheets will be posted under Quick Links at http://pikespeakrsc.com.
  • In conjunction with the publish, the PPMLS Tempo views and printouts will be updated to reflect the changes.

 Special Note:  The Add/Edit module will be off-line for a period of time while the new data files and tables are installed.  Therefore, the ability to add or edit listings, upload photos or other media will not be available during this time; probably the evening before up to noon of the publish date.  The exact dates and times will be announced in a PPMLS Update, and on the PPMLS Tempo system login page as we get closer to the April 25 publish.

 

NOTABLE CHANGES INCLUDE:

  • All Categories
    • Directions will be required and will be relabeled Directions/Cross Streets
    • Square Foot Source: deleted choices for Appraiser Measured, and Public Records.  Added new choices for Appraisal, Assessor Records, Vender Public Record, and Survey (Land only)
  • Residential
    • Dues Frequency - new field
    • Unit Description - added a choice for Detached
    • Complex Amenities - relabeled Complex Amenities/Restrictions
    • Complex Amenities - added new choices for Qualifies as 55+ Community and Pets Allowed
    • UC Days to Completion - changed to Estimated Completion Date
    • Floor Plan - some choices were mapped to Structure
    • Structure - includes choices for HUD Standard Manufactured, UBC/IBC Standard Modular, Single Wide, Double Wide, Triple Wide or More, Tire, Straw and Foam (click here for document �Is It is Manufactured or Modular Home?�)
    • Basement Type - combined with Foundation and field will be relabeled Basement/Foundation
    • Above Grade Sq Ft - new field
    • Garage - add a choice for Available
  • Income
    • Type Property - added choice for 5-Plex
    • Type Property - added choice for Apartments (6+ Units)
    • Type Property - deleted choices for Condo, Converted House, Single Family, Single Unit and Other
    • Unit 5 - added
    • Units 1-4 Length, Width and Level information deleted
  • Land
    • Well Type - choices have been updated
    • Extra Features - some choices were mapped to Lot Description
    • Association Dues and Dues Frequency - new fields
  • Farm and Ranch
    • Barn Condition - deleted choices for Needs Work and Poor
    • Lot Description - new field
  • Rentals
    • Zoning and Zone Entity � not required
    • Possession Date - required
  • Commercial
    • Property Type - added choices for Motel, Campground, Mobile Home Park, and Hotel
  • Multi-Family
    • No Add/Edit - category will be phased out
    • Historical searches only
  • Business Opportunities
    • No major changes

NEW REPORTS:

 

The following new reports will be added to the PPMLS Tempo System in conjunction with the April 25 publish.

 

  • Combo Report - the view will have a photo, map, summary line of listing matches, limited MLS information, and limited information from the Realist county records system.  The printout will include the photo, map, limited MLS information including The Show/Agent Remarks and Property Description Remarks, and limited Realist county records information.
  • Long Report with Primary Photo and All Remarks � only the �primary� photo will be included in this Long report.  This report will display information in a column format.  To allow you to compare listings easier, a field label will display even if there is no corresponding data.
