NetZero/Juno email, Sold Info, Leasehold Title    07/12/2006


IMPORTANT INFORMATION REGARDING JUNO AND NETZERO EMAIL ACCOUNTS:

·         Recently, Juno and NetZero began rejecting all email messages from the Marketlinx PPMLS Tempo system.

·         This means that PPMLS Participants who have a Juno or Netzero email address on their Profiles in the Tempo system are NOT receiving their Auto-Notification messages about their Prospect Searches.

·         This also means that any of your Clients (Prospects) in Tempo that have a Juno or NetZero account on their record are NOT receiving:

·         Auto-notify Email Notifications regarding their Client Web

·         Auto-notify Email Notifications about new Listings matching their Search criteria

·         Email messages sent manually from the Search function that link to reports about selected Listings

·         Marketlinx is working with Juno and NetZero to get the issue resolved, and to ensure that they understand that Tempo email legitimate email, and is not “spam”. We will post a message when they have notified us that the problem has been resolved. 

REPORTING SOLD INFORMATION:

  • Remember, per Section 2.5 of the PPMLS Rules and Regulations that, “information shall be accurately reported to the PPMLS by the listing office.”
  • Selling Agent ID# 99999 is only to be used for agents that are not participants in the PPMLS.
  • If you are unsure of an agent name or ID#, please refer to the Member Roster located under Quick Links. Then use the correct information when reporting your solds.

LEASEHOLD TITLE INTEREST IN LAND

  • Per Section 1 of the PPMLS Rules, “*Only properties with a leasehold title interest in the land with a term of at least thirty (30) years may be submitted to the PPMLS.
  • If there is a leasehold interest in the property, that should be noted in the Sale Conditions section of the Input Worksheet.
  • In addition, any land lease fee must be disclosed as association dues and/or be included in the Show/Agent Remarks.”
  • Since the Acre/Lot Sq Ft fields are required, many brokers simply put “1” to fulfill the requirement, indicating that the land is not for sale.
